Lake Charles
Conventional Loans

Conventional is the only loan on this list where the mortgage insurance is designed to end. FHA's runs the life of the loan, USDA's runs the life of the loan. Conventional PMI comes off — and knowing the three ways to make that happen is worth more than shaving an eighth off your rate.

Where It Fits

Conventional Against
The Government Programs

FHA, VA and USDA are insured or guaranteed by a federal agency. Conventional is not — it is underwritten to Fannie Mae and Freddie Mac guidelines and the risk sits with the lender, which is why your credit score matters so much more here than it does on an FHA file.

That cuts both ways, and it is the honest summary of this whole page: a strong borrower is rewarded on conventional and a weaker one is punished. There is no single answer to which loan is better. There is only which one is better for your file.

Your score drives the price

Rate and PMI are both priced off credit. At 760 conventional is usually the cheapest loan available to you. At 620 it is often the most expensive.

No upfront insurance fee

FHA adds 1.75% upfront and USDA 1%, financed into the balance. Conventional adds nothing, so you start with less debt than the price tag.

No property location rules

USDA cares where the house is and VA requires service. Conventional works on any address in Lake Charles, and on second homes and rentals too.

PMI is cancellable

The whole point. Government mortgage insurance at low down payments generally is not.

Lighter appraisal standards

No HUD minimum property standards. On an older home being sold as-is, that difference alone can be what lets a deal close.

Higher ceiling

Conforming runs to $832,750 on a single-family home before you are into jumbo territory — far above where this market trades.

The Myth Worth Killing

Three Percent Down,
And Who Actually Gets It

The belief that conventional means 20% down costs Lake Charles buyers more than any other piece of mortgage folklore. It does not. Twenty percent avoids PMI; it has never been a requirement.

Down PaymentWhat It Gets You
3%First-time buyers, and income-capped programs like HomeReady. PMI at its most expensive tier.
5%Open to repeat buyers. Meaningfully cheaper PMI than 3%.
10%PMI drops again, and you reach the 80% cancellation point years sooner.
20%No PMI at all, from day one.

Between 3% and 5% the PMI difference is usually larger than people expect, so if you are close to five, it is worth finding the rest. Between 10% and 20% the answer is less obvious — that is capital you could keep, and PMI is temporary. I run it both ways.

The Part That Matters Most

How PMI Is Priced
And How You Get Rid Of It

PMI is priced off two things: your loan-to-value and your credit score. Nothing else moves it much. And unlike FHA's MIP it is temporary — there are three separate routes off it, and they run on different clocks.

RouteWhenWhat It Takes
You request itAt 80% of original valueA written request, good payment history. Based on the original purchase price, not today's value.
Automatic terminationAt 78% of original valueNothing. The servicer must drop it, on the original amortisation schedule, if you are current.
New appraisal2 to 5 years inYou pay for an appraisal. Typically 75% LTV after two years, 80% after five. This is the route that uses your home's current value.

The third row is the one almost nobody uses, and it is often the fastest. The first two are locked to what you paid. An appraisal-based cancellation counts appreciation and any improvements you have made — so in a market that has moved, you can be eligible years before the amortisation schedule says so. The catch is that you have to ask, and pay a few hundred dollars for the appraisal.

Set a reminder for year two

Most people pay PMI longer than they have to, purely because nobody told them to check. Put a note in your calendar for twenty-four months after closing. If you would rather, put my number in it instead and I will run the numbers with you.

What Your Score Buys

Credit Tiers And
What They Cost You

Conventional pricing moves in tiers, usually in twenty-point bands, and it hits your rate and your PMI at the same time. This is why a borrower sitting at 698 is worth thirty minutes of work: getting to 700 can change both numbers at once.

ScoreWhere You Stand
760 and upBest pricing available. PMI is cheap enough that low down payment genuinely makes sense.
700 to 759Strong. Conventional beats FHA for nearly everyone in this band.
660 to 699The crossover zone. Worth pricing both loans properly rather than assuming.
620 to 659Available, but PMI is steep. FHA is usually cheaper here.
Below 620Conventional is closed. FHA, or work on the score first.

If you are within twenty points of a tier line, tell me before you apply. Paying down a card below 30% utilisation can move a score in one cycle, and that is sometimes worth more than anything else we could do on the file.

Then Pick The Shape

Choosing Your Term
Once You Have The Program

Conventional is a category, not a single product. Once we know it is the right program, there is a second decision underneath it, and it changes your payment more than most people realise.

30-year fixed

The default, and the right answer for most buyers. Lowest payment, most interest over the life of the loan, complete predictability.

15-year fixed

Significantly less total interest and a lower rate, at a payment that has to fit your debt-to-income. Not everyone qualifies for the same price of house on it.

Adjustable rate

A lower fixed period up front, then it adjusts. Only sensible if you know your horizon is short, and only with the caps understood.

Second homes

Conventional handles a second home, which no government program will. Expect a larger down payment and different pricing.

Investment property

Also available conventionally, though a DSCR loan is often the better tool once you are past the first rental.

Refinancing later

Conventional is where most FHA borrowers land eventually, and it is the standard destination for a rate-and-term refinance.

Conventional pricing varies more between lenders than any other program, because each one prices credit risk its own way. A Lake Charles mortgage broker can put your file in front of several of them; a bank can only show you its own sheet.

Questions I Get Weekly

Lake Charles Conventional
Loan Questions

No, and this is the most expensive myth in the business. Conventional starts at 3% down for first-time buyers and 5% for repeat buyers. Twenty percent only buys you freedom from PMI. Plenty of Lake Charles buyers who could have bought two years ago are still saving toward a number they never needed to hit.
Three routes. You can request cancellation at 80% of the original value with a good payment history. It terminates automatically at 78% on the original amortisation schedule. Or you can pay for a new appraisal — usually 75% loan-to-value after two years, 80% after five — which is the only route that counts appreciation. Most people never ask about that third one.
620 is the floor. But the floor and the right answer are different questions: between 620 and 659, PMI is priced steeply enough that FHA is usually cheaper. Conventional really starts winning around 680 and is clearly the better loan above 700.
$832,750 on a single-family home for 2026. Above that you are into jumbo financing, with different guidelines and usually a larger down payment. For nearly every purchase in this market the limit is irrelevant — it is far above where Lake Charles homes trade.
Credit score decides it. Below 620 FHA is your only option. Above 700 conventional almost always costs less, because PMI is priced off your score and can be cancelled while FHA's mortgage insurance ignores your score and often cannot. Between 660 and 700 it is close enough that I price both rather than guess.
Yes — unlike FHA, VA or USDA, conventional finances investment properties and second homes. Expect a larger down payment and different pricing. Once you are past your first rental or two, a DSCR loan often qualifies you on the property's rent instead of your personal income, which gets easier as your portfolio grows.
Usually more easily than an FHA loan. Conventional appraisals value the property without applying HUD's minimum property standards, so peeling paint or a missing handrail will not stop your closing the way they can on FHA. On an older Lake Charles home being sold as-is, that difference is sometimes the whole reason to go conventional.
Less, actually. FHA finances a 1.75% upfront premium into your balance and USDA adds 1%. Conventional adds nothing, so you start owing closer to what the house cost. Your closing costs are otherwise comparable — the difference is that you are not financing an insurance fee on day one.
