Lake Charles
FHA Loans

FHA is the most forgiving loan on the market for credit and down payment, and the most expensive one to keep for thirty years. Both of those are true at once. Which side wins on your file comes down to your credit score and how long you plan to hold the loan.

Why It Exists

What FHA Approves
That Conventional Will Not

FHA is not a better loan. It is a loan that says yes in situations where conventional says no, and it charges you for that. Knowing exactly which of those situations you are in is the whole game, because if none of them apply to you, you are probably paying for insurance you did not need.

A 580 Score

Conventional wants 620 minimum and prices badly until about 680. FHA takes 580 at 3.5% down, and 500 to 579 with 10% down. This is the single biggest reason FHA exists.

A Higher Debt Load

FHA will stretch further on debt-to-income than conventional will, especially with strong compensating factors like reserves or a long job history.

A Recent Credit Event

Two years past a Chapter 7, three years past a foreclosure. Conventional wants four and seven. If you are inside those windows, FHA is often the only agency door open.

The Entire Down Payment As A Gift

All 3.5% can come from family. Conventional allows gifts too, but FHA's documentation path is the one lenders are used to running.

A Non-Occupant Co-Borrower

A parent can go on the loan without living in the house, and their income counts. That is a real lever for a young buyer with thin income and good credit.

An Assumable Loan Later

FHA loans can be assumed by a qualified buyer. If you sell in a higher-rate market, a low assumable rate is a genuine selling point.

Your Ceiling

The 2026 FHA Limit
in Calcasieu Parish

Every parish in Louisiana sits at the FHA floor. None of them hit the threshold to qualify as a high-cost area, so the limit in Calcasieu is the same as the limit in Orleans, and it is set nationally rather than locally.

Property Type2026 FHA Limit
Single family (1 unit)$541,287
Duplex (2 units)$693,050
Triplex (3 units)$837,700
Fourplex (4 units)$1,041,125

FHA limits for Calcasieu Parish, 2026. The single-family figure is 65% of the $832,750 conforming baseline, which is how the FHA floor is set — no Louisiana parish qualifies as a high-cost area, so every parish carries this same number. FHFA republishes each November, so a figure you found last year is already out of date: check the current one or just ask me.

Practically speaking, this limit is not what stops most Lake Charles buyers. Homes here trade well under it. What stops people is the debt-to-income ratio and the payment they can actually carry, which is a conversation about your income, not about a cap published in Washington.

Watch & Learn

FHA, Explained
Without The Sales Pitch

What FHA is actually for, what the mortgage insurance costs you, and the point at which a conventional loan quietly becomes the cheaper option.

The Part That Costs You

What MIP Actually Costs
Over The Life Of The Loan

FHA charges mortgage insurance two ways: 1.75% upfront, financed into the loan, and 0.55% a year split across your payments. The upfront piece is not the problem. The annual piece is, because of how long it lasts.

Your Down PaymentHow Long You Pay Annual MIP
Less than 10%The entire life of the loan
10% or more11 years, then it drops off

This is the cliff nobody points out at the closing table. At 3.5% down, that 0.55% never goes away no matter how much equity you build. You do not insure your way out of it by paying the loan down — you get out by refinancing into a conventional loan once your credit and equity support it, which is a decision for year three or four, not year thirty.

On a $220,000 loan the annual piece runs roughly $100 a month. Held for the full term that is real money, and it is exactly why I will not put someone on FHA reflexively when their file can carry conventional.

The Real Decision

FHA Or Conventional
At Your Credit Score

Credit score is the variable that flips this. Conventional PMI is priced off your score and gets expensive fast at the low end, while FHA's MIP costs the same whether your score is 580 or 780. That single difference is what decides most files.

Credit ScoreConventionalUsually Cheaper

620 to 659Available, PMI priced steeplyFHA, usually clearly
660 to 699Available, PMI moderateGenuinely close — run both
700 and upAvailable, PMI cheap and removableConventional, usually clearly

Directional, not a quote. Your down payment, debt-to-income and how long you intend to keep the loan all move the line. What does not change is the shape: the higher your score, the worse FHA looks against conventional, because conventional rewards the score and FHA ignores it.

Somewhere in the middle?

If you are between 640 and 700 this is not a judgement call, it is arithmetic. I price both, on your actual numbers, and show you the two payments and the ten-year cost side by side. Then you pick.

What The House Has To Pass

FHA Property
Condition Standards

The FHA appraiser does two jobs: value the house, and confirm it meets HUD's minimum property standards. That second job is where FHA deals die, and it matters more here than in a market full of new construction, because a lot of what is for sale around Lake Charles was built decades ago.

Peeling Paint, Pre-1978

On an older home, chipping paint is treated as a lead hazard and has to be scraped and repainted before closing. Cheap to fix, routinely missed, and it delays closings every month.

Handrails And Stairs

Three or more steps generally needs a handrail. It is the smallest repair on this list and the one that most often surprises a seller.

Roof Life

The appraiser is looking for at least two years of remaining life and no active leaks. An old but sound roof is usually fine; a patched one with stains inside is not.

Working Systems

Heat, power, plumbing all functional, with no exposed wiring. A house that has sat vacant with utilities off has to be turned on for the appraisal.

No Standing Water

Under the house or in the crawlspace. Grading and drainage problems have to be addressed, not noted.

As-Is Sales Are The Risk

If a seller will not make repairs, an FHA file can stall. Know that before you write the offer, not after the appraisal comes back.

None of this is a reason to avoid FHA. It is a reason to know what you are buying before the appraisal tells you. If you are shopping older homes I will flag the likely conditions when you send me the listing.

How It Goes

Applying For An FHA Loan
in Lake Charles

Thirty to forty-five days on a normal file. FHA has no extra government approval step the way USDA does, so the timeline is the same as conventional once you are under contract. The variables are the appraisal and how fast you return documents.

1

Credit and numbers

A soft pull tells us which programs are open to you. Nothing hits your report yet.

2

Pre-approval

Documents in, full credit, a letter your agent can use. See pre-approval for the document list.

3

Down payment plan

Gift funds, savings, or down payment assistance stacked on top. Sorted before you shop.

4

Under contract

FHA appraisal ordered. Condition issues surface here, which is why we talk about them early.

5

Underwriting and closing

Louisiana closings run through a notary and record at the parish clerk.

6

Year three, revisit it

If credit and equity have improved, a refinance out of MIP is often worth real money. Or an FHA streamline if rates simply dropped.

A bank can only offer you its own FHA pricing. As a Lake Charles mortgage broker we put the same file in front of several wholesale lenders, and on FHA the spread between the best and worst of them is routinely worth more than the paperwork.

Questions I Get Weekly

Lake Charles FHA
Loan Questions

For 2026 the FHA limit on a single-family home in Calcasieu Parish is $541,287. Every parish in Louisiana is at that same floor figure, because no Louisiana parish qualifies as a high-cost area. For most Lake Charles buyers the limit is nowhere near the binding constraint — your debt-to-income ratio is.
580 gets you the 3.5% down payment. Between 500 and 579 FHA still works but requires 10% down, and fewer lenders will touch it. Above about 700 you should be asking whether FHA is the right product at all, because conventional usually costs less at that point.
Not at 3.5% down. With less than 10% down the annual MIP runs the life of the loan, no matter how much equity you build. Put 10% or more down and it falls off after 11 years. The usual way out is refinancing into a conventional loan once your score and equity support it — which is worth pricing at year three, not year thirty.
Yes. The entire 3.5% can be a gift from family, and FHA's paper trail for it is well worn. What matters is documenting it properly: a gift letter, and the money moving in a way underwriting can follow. Do not let anyone hand you cash to deposit — that is the one version that causes problems.
Two years from a Chapter 7 discharge, and you can sometimes go sooner in a Chapter 13 while still in the plan with trustee approval. Foreclosure is three years. Those windows are roughly half what conventional requires, which is why FHA is often the first door back in.
Usually, but the appraiser is checking condition as well as value. Peeling paint on a pre-1978 house, a missing handrail, a roof near the end of its life, or systems that do not run will all have to be addressed before closing. Send me a listing before you write the offer and I will tell you what is likely to get flagged.
No. FHA is primary residence only. You can buy a two to four unit property and live in one unit, which is a legitimate way in for an investor, but you have to actually occupy it. Pure investment purchases are DSCR or conventional territory.
Below 620 it is FHA by default. Above 700 conventional almost always wins, because PMI is priced off your score and can be removed, while FHA's MIP ignores your score and often cannot. Between those it is close enough that guessing costs money, so I price both and show you the two payments.
