Lake Charles
USDA Loans
Here is the part nobody tells you: almost nothing inside the Lake Charles city limits qualifies for USDA. Cross into Moss Bluff, Sulphur or Westlake and you are buying with zero down. The line matters more than the city name does.
The Map, Not The City
Where USDA Works
Around Lake Charles
USDA eligibility is drawn on a map, and the map does not care what your mailing address says. Lake Charles proper is developed enough that the program excludes nearly all of it. What surprises people is how close the eligible line runs — in several spots it is a ten minute drive from downtown, not an hour.
These are the towns in our service area where USDA regularly works. I keep this list because I write loans in them, not because I pulled it off a map once:
| Town | Parish | Typically Eligible |
|---|---|---|
| Moss Bluff | Calcasieu | Yes |
| Sulphur | Calcasieu | Yes, in parts |
| Westlake | Calcasieu | Yes |
| Vinton | Calcasieu | Yes |
| DeQuincy | Calcasieu | Yes |
| Starks | Calcasieu | Yes |
| Grand Lake | Cameron | Yes |
| Cameron | Cameron | Yes |
| Ragley | Beauregard | Yes |
| Longville | Beauregard | Yes |
| Jennings | Jefferson Davis | Yes |
| Welsh | Jefferson Davis | Yes |
| Lake Charles (city limits) | Calcasieu | Almost never |
“Typically eligible” means the bulk of that town sits inside the eligible area. It is not a guarantee for a specific house. Sulphur in particular is split, which is why it reads differently above — the eastern side toward the interstate behaves differently from the rest of it.
Before You Fall In Love With It
Checking Your
Exact Address
The eligibility boundary can run down the middle of a street. One side qualifies, the other does not, and the two houses look identical. So the check has to happen on the specific address, before you write an offer, not after.
Send me the address and you get an answer the same day. No application, no credit pull, no obligation, and I do not need anything from you except the address itself. If it does not qualify I will tell you that and we will look at FHA or a low down payment conventional loan instead.
- Eligibility is by property address, never by city or zip
- Check it before the offer, not during underwriting
- Boundaries get redrawn — an old answer is not a current answer
What Sinks A USDA Deal Late
Every one of these is avoidable, and every one of them I have watched happen to somebody who used a lender that does not write USDA often:
- Address checked by city name instead of by map
- A household member's income never counted
- Nobody budgeted for the USDA guarantee step at the end
Watch & Learn
How The Eligibility Map
Actually Works
Six minutes on the two things that decide a USDA file: where the boundary falls and what the income limit counts. If you are trying to work out whether your address near Lake Charles qualifies, start here.
The Second Gate
Household Income Limits
in Calcasieu Parish
Address is the first gate. Income is the second, and it is the one that catches people, because USDA does not measure it the way every other loan does.
Conventional, FHA and VA look at the income of the people on the loan. USDA looks at the income of everyone living in the house. Your adult son who works offshore and pays you nothing counts. Your mother's social security counts. Neither of them is on the application and neither of them is on the deed, and both of them can push you over the limit.
Counted
Every adult in the household, on the loan or not. Wages, overtime, self-employment, social security, pension, disability, and child support you receive.
Scales With Household Size
The cap steps up once you reach five people in the home. A family of six gets meaningfully more room than a family of four.
Deductions Exist
Childcare, certain dependent and elderly allowances, and documented disability expenses come off the top. Being over the raw number does not always mean being over the limit.
| Household Size | Income Limit |
|---|---|
| 1 to 4 people | $122,800 |
| 5 to 8 people | $162,100 |
USDA’s moderate-income guaranteed loan limits for the Lake Charles HUD Metro FMR Area, 2026. Two things worth knowing: the limit is set by metro area rather than by parish line, which is why it does not change when you cross into Moss Bluff or Sulphur — and it is total household income before the deductions below, not the income of whoever is on the loan. USDA republishes these, so treat an older figure you found elsewhere as out of date and check the current one or just ask me.
The limit is set against the area median for the parish and it moves. I run the current Calcasieu figure against your real household before we do anything else, because finding out at underwriting that an uncle's pension put you $1,400 over is a bad afternoon for everyone.
What Zero Down Actually Costs
The Guarantee Fee
Against FHA MIP
No down payment does not mean no cost. USDA charges an upfront guarantee fee and an annual fee, the same way FHA charges upfront and annual MIP. The useful question is not whether USDA has a fee. It is whether it is cheaper than the loan you would otherwise take, and around here the honest comparison is against FHA.
| USDA | FHA (3.5% down) | |
|---|---|---|
| Down payment | $0 | $7,000 on a $200k price |
| Upfront fee | 1.00%, financed | 1.75%, financed |
| Annual fee | 0.35% | 0.55% |
| On a $200,000 loan | about $58/month | about $92/month |
| Does the annual fee ever drop off? | No, it runs the life of the loan | No, not at 3.5% down |
| Minimum credit for automated approval | 640 | 580 |
Round numbers on a $200,000 loan, for shape rather than for your file. I will not pretend the annual fee disappears on USDA the way some people imply — it does not. It is simply about a third cheaper than FHA's for the same loan, and you kept the $7,000.
Not sure USDA beats FHA on your file?
If your credit is under 640 or the address is outside the line, FHA usually wins. Above 640 and inside it, USDA almost always does. I price both and show you the two payments side by side rather than telling you which one to want.
What The House Has To Be
Property Requirements
USDA is a primary residence program and the house has to be somewhere you actually live. Beyond that the requirements are narrower than the reputation suggests, but there are a few that decide deals in this area.
Primary Residence Only
No rentals, no second homes, no flips. If you are buying to rent it out we are looking at DSCR or conventional instead, and I would rather say that in week one.
Acreage Is Usually Fine
Land comes with a lot of houses out toward Ragley and Starks. USDA allows it as long as the land is not the point of the purchase and there is no income-producing operation on it.
Condition Standards Apply
Safe, sound, sanitary. Working systems, no active structural problems. Closer to FHA's bar than to conventional's, and worth knowing before you offer on something being sold as-is.
Water And Septic
Common on eligible properties here. Private well or septic means an inspection, sometimes a water test, and a few extra days. Not a problem, just a step people forget to schedule.
Manufactured Homes
Possible but restricted — new units on permanent foundations only, with conditions. More often the answer is no than yes. Ask before you get attached to one.
No Purchase Price Cap
USDA does not publish a maximum price. Your income limit and your debt-to-income are what set your ceiling, which is a very different constraint.
How It Goes
Applying For A USDA Loan
in the Lake Charles Area
Thirty to forty-five days, start to keys, on a normal file. The one structural difference from every other loan is at the end: after we approve it, the file goes to USDA for the guarantee. That step is real and it has to be planned for. Lenders who write two USDA loans a year get caught by it and ask for an extension.
Address and income check
Same day, free. Both gates cleared before you spend a Saturday looking at houses.
Pre-approval
Documents in, credit run, a letter your agent can attach to an offer. See pre-approval for what that takes.
Under contract
Appraisal ordered, well and septic scheduled early if the property has them.
Underwriting
Our approval first, then the file goes to USDA for the guarantee. This is the step to protect in your contract dates.
Closing
Louisiana closings run through a notary and record at the parish clerk. Your agent will know the office; we coordinate the date.
After
If rates drop later, USDA has its own streamline refinance with no appraisal and no credit check.
Because Mortgages by Channing is a Lake Charles mortgage broker rather than a single bank, we place USDA files with the wholesale lenders who actually write them every week instead of the ones who see two a year.
