VA Loans
Everyone leads with zero down. The part that actually decides your file is entitlement — how much of it you have, whether you have used it before, and whether it was ever restored. Get that right and the rest is paperwork.

Confirming
Your Entitlement
Entitlement is the guaranty the VA gives your lender. It is not a dollar amount you borrow, it is the backing that lets a lender hand you a loan with nothing down. Nearly everything people get wrong about VA loans traces back to misunderstanding it.
You have full entitlement if you have never used a VA loan, or if you used one and have since sold the home and had the entitlement restored. With full entitlement there is no VA loan limit. None. The old county-limit tables people still quote stopped applying to full-entitlement borrowers years ago — what caps you now is what a lender will approve on your income, not a number published for Calcasieu Parish.
- Full entitlement means no VA loan limit, whatever your parish
- Selling the home and paying off the loan restores it, but not automatically
- Still carrying a VA loan means partial entitlement, and limits come back
- Your Certificate of Eligibility states which one you have — I pull it free
What It Costs
The Funding Fee
And Who Is Exempt
VA charges no monthly mortgage insurance, ever. Instead there is a one-time funding fee, financed into the loan rather than paid at closing. It is the price of the benefit, and the amount depends on two things: whether this is your first VA loan, and how much you put down.
| Down Payment | First Use | Subsequent Use |
|---|---|---|
| None | 2.15% | 3.30% |
| 5% to 9.99% | 1.50% | 1.50% |
| 10% or more | 1.25% | 1.25% |
VA funding fee on a purchase, 2026. Financed into the loan rather than paid at closing. Veterans receiving compensation for a service-connected disability pay nothing at all, and neither do Purple Heart recipients on active duty or surviving spouses receiving DIC — the VA publishes the current table.
Two things worth sitting with. First, the jump from 2.15% to 3.30% on a second use is the single largest avoidable cost on a VA purchase — and putting down just 5% drops it to 1.50% regardless of how many times you have used the benefit. On a $250,000 loan that swing is about $4,500. Second, no monthly mortgage insurance still makes VA cheaper than FHA over almost any holding period, even with the fee.
You may owe nothing at all
Veterans receiving compensation for a service-connected disability are exempt from the funding fee entirely, as are Purple Heart recipients on active duty and surviving spouses receiving DIC. If that is you, the fee line on your loan estimate should read zero. I check this on every file, because it gets missed.
Watch & Learn
Using Your VA Benefit,
Start To Finish
How entitlement works, what the funding fee costs, and the mistakes that cost veterans money on a benefit they already earned.
The Case I See Most
Using Your Benefit
A Second Time
This is the situation that walks through my door more than any other around here. Fort Johnson is an hour north in Vernon Parish, and a steady stream of people who served there separate, retire, or take a civilian job and land in the Lake Charles area — often already carrying a VA loan on a house somewhere else. Leesville and DeRidder sit between the two, and I write in both.
The benefit is not one-and-done. It is reusable. What changes is the arithmetic:
Sold and paid off
Entitlement is restored and you are back to full. It is a form, not an automatic event, and it needs filing. Then the next purchase behaves like a first one, apart from the 3.30% fee.
Keeping the first house
You can do this — plenty of people rent out the old home. But the entitlement tied up in it stays tied up, so limits reappear on the new loan and you may need a down payment.
One-time restoration
There is a one-time option to restore entitlement on a home you paid off but kept. Used once, it is gone. Worth knowing before you spend it on a small purchase.
Two VA loans at once
Possible with enough remaining entitlement. The second loan is sized by what is left, not by what you started with.
The 5% move
On a subsequent use, five percent down cuts the fee from 3.30% to 1.50%. Nobody tells veterans this, and it is usually the cheapest decision on the file.
Renting the old house
Lenders will often count the rent toward qualifying with a lease and the deposit documented. Line that up before you apply, not during.
What The House Has To Pass
The VA Appraisal
And The MPRs
A VA appraiser values the home and checks it against the VA's Minimum Property Requirements. The MPRs exist to stop a veteran being handed a house with a serious defect, and they are stricter than a conventional appraisal but narrower than people fear.
Safe, sound, sanitary
The governing standard. Working systems, a sound roof, no exposed wiring, no active structural problems, safe access to the property.
Wood-destroying insect report
Louisiana requires one. Termites are a real factor on the Gulf Coast and this is a normal, expected step, not a red flag.
Lead paint on older homes
Pre-1978 with peeling paint has to be corrected, same as FHA. Common on the older housing stock around here.
The Tidewater process
If value looks like it will come in low, the appraiser can notify us before issuing the report so we can present comparable sales. A good broker uses this. Many never learn it exists.
Appraisal fees are capped
The VA sets what you can be charged, and there is a list of fees a veteran is not permitted to pay at all. Read your closing disclosure, or let me.
Occupancy
Primary residence, and you generally have 60 days to move in. Active-duty spouses can satisfy occupancy on your behalf.
The Paperwork
Getting Your
Certificate of Eligibility
The COE proves to a lender that you are eligible and states how much entitlement you have. You do not need it in hand before you talk to me — in most cases I can pull it in minutes through the VA's portal with your basic information.
Tell me your service
Branch, dates, and status. Usually that is enough for me to retrieve the COE the same day.
Documents if needed
DD-214 for a veteran, a statement of service for active duty, and for a surviving spouse the VA form plus the marriage and death certificates.
Check the exemption
If you receive disability compensation, the COE should reflect your funding fee exemption. If it does not, we fix it before closing, not after.
Under contract to closing
VA appraisal and termite report ordered, then underwriting. Louisiana closings run through a notary and record at the parish clerk.
If rates fall later
The VA IRRRL streamlines a rate reduction with no appraisal and no income documents.
Plenty of lenders will take a VA file. Fewer understand restored entitlement or the Tidewater process, and that is the difference between a benefit used well and one used badly. As a Lake Charles mortgage broker this is work we do every week.
