580 gets you the 3.5% down payment. Between 500 and 579 you can still get approved, but the down payment goes to 10%. Most lenders layer their own overlay on top of FHA's rules, which is why the same file gets a no at one shop and a yes at another. We look at income, debts, and payment history, not just the number.
Two pieces. An upfront premium of 1.75% of the loan amount, financed into the loan rather than paid at closing, and an annual premium of around 0.55% split across your twelve payments. On a $200,000 loan that annual piece is roughly $92 a month. We show you the exact figure before you apply.
With less than 10% down it stays for the life of the loan. With 10% or more down it drops off after 11 years. The way most people get rid of it is refinancing into a conventional loan once they have 20% equity. That is a smaller loan for me and usually the right call for you, so we run that math when the time comes.

No, and anybody telling you otherwise is not doing the math. Below about a 660 score FHA usually wins, because FHA does not price mortgage insurance off your credit the way conventional does. Above that, conventional often costs less over time. We run both.
